FEES FOR TENANTS (all fees inclusive of VAT @ 20%)

Agency Fee (Cost of referencing applicant, processing the application, arranging the tenancy and drawing up tenancy agreement) £200 per person
Inventory Fee (Cost of arranging & providing an inventory and schedule of condition report of the property, using a third party company) £100 (Unfurnished Property)
Inventory Fee (Cost of arranging & providing an inventory and schedule of condition report of the property, using a third party company) £120 (Furnished Property)
Guarantor Fee (charge to carry out referencing of a guarantor via a third party company) £100
Agency Fee (Garages only) (Processing the application & arranging the tenancy) £50
Credit Check (Garages only) (Completing a credit check via a third party company) £25 per application
Tenancy Renewal Fee (Contribution towards contract negotiations and drawing up new tenancy agreement) £50 (per tenancy)
Replacement Printed Tenancy Agreement (Cost to provide/post replacement printed document - replacement documents in electronic format are provided free of charge) £18
Replacement Printed Inventory (Cost to provide/post replacement printed document - replacement documents in electronic format are provided free of charge) £20
Landlord Reference Request (To provide a factual written reference to a landlord or letting agent for a future tenancy - may involve retrieving file from archive) £24 per tenant
Tenant Swap (Administration cost of surrendering the tenancy, referencing applicants, drawing up new tenancy documents and re-registering the deposit) £500 (per tenancy)
Late Rent (If rent has not been received after 3 days from the due date, we will formally write requesting payment. After 7 days, a further formal letter to request payment will be made. After 21 days, legal advice will be sought and any subsequent legal costs incurred will also be pursued) £18 per letter
Early Release Fee (Administration cost of advertising the property, surrendering the tenancy and to reimburse the landlord for costs incurred) (subject to written agreement from landlord) £420 (per tenancy)
Arrangement of Post Tenancy Works (Administration cost incurred where a property requires works upon vacating - including but not limited to cleaning, clearance, repairs, replacement of damaged or missing items, locks to be changed or additional visits to property to change/replace consumables or collect keys not returned) £30 (per contractor instructed) + Contractor(s) invoice(s)
Return of Overpaid Rent (Administration cost of returning monies to tenants via BACS) £18 (per transfer)
To Change Terms of Tenancy (Cost of amendment/s to tenancy documents) £50
Lock Out (Cost to attend property to provide access - subject to availability of keys and diary commitments. Fee must be paid in advance or in exceptional circumstances immediately after entry is given. Please note, Young Lee will not lend out any management keys to tenants) £30 per visit (£60 out of office hours)
Replacement Keys (Cost to have replacement keys cut for collection during normal office hours. Please note, Young Lee will not lend out any management keys to tenants) £25 + Cost of Key Cutting
Pet Deposit (Returnable additional security deposit to cover the added risk of damage. This will be protected with your security deposit in a government-authorised scheme and may be returned at the end of the tenancy. The keeping of a pet must be pre-agreed with the landlord. An additional £200

FEES FOR LANDLORDS

Fees charged dependent on level of service offered:
Introductory (Tenant find) – 6 month tenancy Two weeks rental plus VAT
Introductory (Tenant find) – 12 month tenancy Three weeks rental plus VAT
Basic (Rent collection) 10% + VAT
Fully Managed 15% + VAT

To arrange Energy Performance Certificate (EPC) (EPCs are valid for 10 years) £24
Contribution towards Tenancy Deposit Scheme (TDS) £24 per annum
Fee to prepare tenancy agreement (Introductory service) £90
Fee to prepare tenancy agreement (Basic/Fully Managed services) £60
To sign/administer landlords own tenancy agreement £30
To arrange preparation of inventory/checkout £12
To provide an income and expenditure report (print out for landlords annual tax return) £30
To register/administer deposit with Tenancy Deposit Scheme (TDS) (Introductory service) £90
To arrange Portable Appliance Test (PAT) safety check (recommended every 5 years) £24
To arrange installation of smoke alarms/CO detectors £24
To carry out mid-term inspection (to inspect and provide a written report to the landlord either in addition to those already carried out under our full management service or as an additional service to those under our Basic letting service) £30
Where a statutory tenant occupies the property, applications to renew the rent to the rent officer will be charged at £120
Fee to arrange cutting of keys £12
